8) Adams Morgan Historic Hotel update

We wanted to reach out to you all in advance of construction activities which will commence in Champlain Street on Monday, August 10th.

At this time, we will begin work to install new water service along Champlain Street. The contractor will begin at Champlain and Euclid Streets, working their way to the South end of the property. In conjunction with this work, the contractor will be occupying parking spaces along the East side of Champlain Street and on Euclid Street. No Parking signs will be posted tomorrow, Thursday, August 6th for approximately 3 spaces on Euclid Street and 13 on Champlain Street for the duration of these activities, which we anticipate to take approximately 4 weeks. We anticipate that we will be able to turn over parking spaces during the course of this work as we proceed. Traffic will still be able to pass in both directions along Champlain Street, and the subcontractor will be providing additional supplemental traffic control during this work in conjunction with their approved permit and TCP issued by DDOT.

We have reinforced the sensitivity of this work being performed in the public space to our general contractor and we appreciate everyone’s understanding during this temporary inconvenience. Should you have any questions or concerns, please don’t hesitate to contact any of us.

Thanks very much,

Seth

11) Update on the Adamo mixed-use project on Adams Mill Road, NW

The Adamo is a 34-residence, 4-story boutique condominium development from Perseus Realty.  Construction began in the spring of 2014 and the building will deliver in the Fall of 2015.

The project will be the most recent addition to the vibrant Adam’s Morgan residential community – one of the most popular residential neighborhoods in DC.  Condo buyers at The Adamo can select from 12 different floor plans ranging from 657 to 1,006 square feet, but sales are going fast so there is little time to delay.  The building has already sold nearly 67% of the units.

Each residence will feature modern finishes (2 different pallets), floor to ceiling glass, wood floors and high-end appliances. The Adamo will showcase  9 foot plus ceilings, an art filled lobby and a stunning roof deck.  The roof deck will include a grilling station, gas fireplace, trellis, lounge furniture and stunning views of the National Cathedral, Washington Monument and Capitol Building.  The 4th of July firework shows will be on full display from this stunning roof deck.  Also of note, the building also features underground parking and secure bicycle storage facilities.

The tenants for the 8,500 SF first floor retail have been a well-kept secret, but it is confirmed that 2 LOI’s have been signed.  Formal announcements of the tenants will be coming soon…

For sales info, contact Urban Pace at 202-296-1203 or visit www.adamodc.com. HURRY! There are only 2 homes  left for sale!
